What's happening Texas? It's me Amanda Ashford, here to drop some knowledge on all you first-time homeowners out there. Congratulations on taking that big step and investing in your own piece of property! But with great power comes great responsibility, and I'm talking about the responsibility of maintaining your home.
Now, I know it might not be the most exciting topic, but trust me, if you want to keep your home safe, efficient, and looking fresh, you gotta stay on top of things. So, here's a checklist of maintenance tips that every first-time homeowner in Texas should keep in mind:

1. Check gutters regularly: Texas weather can be unpredictable, and you never know when a big storm might hit. That's why it's important to make sure your gutters are clear of any debris that might cause blockages and lead to water damage. Make it a habit to inspect your gutters at least twice a year, and more often if you have a lot of trees around your property.

2. Test smoke alarms and carbon monoxide detectors: Safety first, y'all. Your smoke alarms and carbon monoxide detectors can save your life in the event of an emergency, but they're only effective if they're working properly. Test them at least once a month and replace the batteries twice a year.

3. Change HVAC filters: Your HVAC system keeps your home comfortable, but it needs regular maintenance to keep running smoothly. One of the easiest things you can do is to change the air filter every 3 months. A dirty filter can reduce your system's efficiency and increase your energy bills.

4. Inspect trees: Trees can add beauty and value to your property, but they can also cause damage if they're not properly maintained. Check for dead or overhanging branches that could fall and damage your home or your neighbor's property. Trim them regularly to keep them healthy and safe.

5. Check toilets and faucet drips: A leaky toilet or faucet might not seem like a big deal, but it can waste a lot of water and drive up your bills. Make sure everything is tight and not leaking.

6. Check supply hose for washing machine: A burst supply hose for your washing machine can cause a lot of water damage, and that's not something you want to deal with. Inspect the hose regularly for signs of wear and tear, and replace it every 3-5 years.

7. Clean dryer vents: A clogged dryer vent can not only reduce your dryer's efficiency but it can be a fire hazard. Clean it out every 6 months or so to keep things running smoothly.

8. Clean around refrigerator: Dust and debris can accumulate around your fridge, making it less efficient and harder to clean. Make sure to clean around and underneath it regularly.

9. Check gaps and weather strips: Gaps and cracks around doors and windows can let in drafts and drive up your energy bills. Inspect the weather stripping and seals every year and replace if necessary.

10. Pest control inspection: Nobody wants to deal with pests in their home. Get an inspection from a professional pest control service to identify any potential problems and prevent them before they become a bigger issue.

So, there you have it, Texas. An Ashford-approved checklist of maintenance tips for first-time homeowners. Stay on top of these tasks, and you'll be able to enjoy your home to the fullest. Peace!
